It depends. Under the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022, landlords must provide a smoke alarm on each storey. Whilst standard battery alarms (Grade F1/F2) meet the absolute minimum legal requirement for some existing tenancies, best practice and HMO licensing usually demand mains-powered interlinked alarms (Grade D1/D2). Always check your specific local council HMO regulations.
Where should I position a retrofit smoke alarm?
Fit them centrally on the ceiling (not the wall), at least 30cm from light fittings or walls. You need at least one on every habitable level of the house. Hallways and landings are critical escape routes. Do not put them in kitchens or bathrooms—use Heat Alarms for kitchens.
Why does my smoke alarm chirp at night?
Batteries chemically react less efficiently in cold temperatures. As your house cools down at 3am, the battery voltage dips just enough to trigger the 'low battery' warning.
