Choosing downlights used to be simple: you bought a halogen spot and hoped for the best. Today, with Part B building regulations and modern insulation, selecting the right fire rated downlight is critical. In Leeds, where many of us live in terraced housing with shared ceiling joists, preventing fire spread between floors is absolutely vital.

I often see DIY renovations where non-fire rated lights have been fitted into kitchen ceilings. This compromises the fire barrier, potentially allowing a fire to spread to the bedroom above in minutes. It's a risk that simply isn't worth taking for the sake of saving a few pounds.

In this review, I'm looking at three options I encounter regularly. We'll cover a reliable budget-friendly integrated unit, a high-quality flexible option with colour switching, and a problem-solving fixture that allows for replaceable bulbs—a favourite for landlords.

Specs vs. The Real World

The Spec: "LED Lifespan (25,000+ hours)"

The Theory

"Manufacturers claim the integrated LED will last 10-15 years without failing."

The Reality

Whilst the LED chip might last, the driver (the electronic component) often fails first due to heat build-up, especially if covered incorrectly by insulation. Integrated units mean you must change the whole fitting when this happens.

The Spec: "Fire Rated (30/60/90 Mins)"

The Theory

"The light itself is fireproof and will withstand a blaze indefinitely."

The Reality

The light isn't fireproof. The rating means it contains an intumescent material that expands under heat to block the hole you cut in the ceiling, restoring the fire barrier for a set time (e.g., 30 mins) to allow you to escape.

My Top 3 Recommendations

Three options to cover different needs and budgets

Luceco FType LED Compact Regressed and Dimmable Fire Rated Downlight

Budget Pick
Luceco FType LED Compact Regressed and Dimmable Fire Rated Downlight

Luceco

Luceco is a staple brand in the trade for a reason. This FType unit offers incredible value for a branded, high-spec downlight. The 'regressed' design means the light source sits further back, reducing glare—a feature usually found on much more expensive units.

Price£11.99 (at time of writing)
Wattage4W (100 lumens per watt)
IP RatingIP65 (Suitable for bathrooms)
Colour Temp2700K (Warm White)
The Good
  • Regressed bezel reduces glare significantly
  • Specific 2700K warm white is perfect for lounges
  • Tool-free 'Speedfit' terminals make installation rapid
The Bad
  • Fixed warm white colour (can't change to cool white)
  • Integrated LED means replacing the whole unit if it fails

Installer Tip:

These feature a 'loop-in loop-out' terminal block which is brilliant for daisy-chaining lights. However, the terminals are push-fit, so ensure your copper cables are straight and not twisted before inserting to get a solid connection.

ALUSSO Fire Rated LED Downlights 6W 600lm, 3CCT Colours Selectable

Quality Option
ALUSSO Fire Rated LED Downlights 6W 600lm, 3CCT Colours Selectable

ALUSSO

The standout feature here is the 3CCT switch, allowing you to choose between Warm, Cool, or Daylight white on the back of the unit. Sold as a 12-pack, the per-unit cost is excellent, and the build quality includes a proper junction box for easy wiring in tight ceiling voids.

Price£80.74 for 12 pack (£6.73/unit)
Feature3 Colour Temperatures (CCT)
Fire Rating30/60/90 Minutes
DimmableYes (Trailing Edge)
The Good
  • Colour selectable (3000K/4000K/6500K) adds massive flexibility
  • Excellent bulk value for full house rewires
  • Includes a separate junction box for safer wiring
The Bad
  • High upfront cost if you don't need 12 units
  • Switch is on the back, so you must select colour before fitting

Installer Tip:

If you are fitting these in an open-plan kitchen/diner, set the kitchen area to 'Cool White' (4000K) for working visibility, and the dining area to 'Warm White' (3000K) for atmosphere. Just make sure you double-check the switch position before pushing them into the ceiling hole!

Wondlumi 4X Fire Rated GU10 Downlights, Replaceable Bulb Fixture

Problem-solving Pick
Wondlumi 4X Fire Rated GU10 Downlights, Replaceable Bulb Fixture

Wondlumi

Unlike integrated LED units, this Wondlumi fitting takes a standard GU10 bulb. This solves the major headache of maintenance; if a bulb blows, you simply change the bulb rather than rewiring the fitting. It's an ideal choice for rental properties where ease of maintenance is priority.

Price£37.99 for 4 pack (£9.50/unit)
TypeGU10 (Replaceable Bulb)
IP RatingIP20 (Dry areas only)
MaterialAnti-Rust Metal
The Good
  • Replaceable GU10 bulbs = zero wiring needed for maintenance
  • Anti-rust construction ensures longevity
  • Comes with quick-connect terminal blocks
The Bad
  • IP20 rating means these are NOT suitable for bathrooms
  • Included bulbs are non-dimmable (must buy dimmable bulbs separately)

Installer Tip:

Crucial safety note: These are IP20 rated. Do not install these directly above a shower or bath. Use them in bedrooms, hallways, or living rooms. Also, the included bulbs are 'Cool White' (6000K) which is very stark—you might want to swap them for Warm White GU10s for a living room.

Frequently Asked Questions

Do I really need fire rated downlights?
If you have living space above the ceiling (like a bedroom above a kitchen), then yes, absolutely. Cutting a hole for a light compromises the plasterboard's ability to hold back fire. A fire rated downlight restores this protection. In Leeds' HMO properties, this is strictly enforced.
Can I cover these downlights with insulation?
Not all downlights are 'insulation coverable'. Even if fire rated, covering them can cause overheating and reduce the lifespan of the LED driver. Always check the manufacturer's symbol (a logo looking like a house roof). If in doubt, use a 'spot clip' or support to lift the insulation off the back of the light.
What is the difference between IP20 and IP65?
IP ratings refer to moisture protection. IP20 is for dry areas (lounges, bedrooms). IP65 is water-resistant and suitable for bathrooms (above showers). For a full house rewire, I often recommend using IP65 everywhere just for uniformity, but you must use IP65 in bathroom Zone 1.
How many downlights do I need for my room?
A rough rule of thumb is one downlight for every 1.5 to 2 square metres, or space them about 1 metre apart and 0.5 metres from the wall. However, with the brighter LED units like the ALUSSO (600 lumens), you might need fewer than you think. Don't turn your ceiling into a 'runway'!
Should I choose integrated LED or GU10?
Integrated units (like the Luceco or ALUSSO) are generally more reliable, shorter (fit in tight spaces), and look neater. GU10s (like the Wondlumi) are bulkier but allow you to change just the bulb. I recommend integrated for homeowners who want sleek looks, and GU10s for landlords who want easy maintenance.
